Frequently Asked Questions
Find answers to the most common questions about Energy Performance Certificates, from whether you need one to how long they last. Can I improve my property’s EPC rating, and how?
Yes. There are many ways to raise your EPC rating and make your property more efficient:
- Add loft or cavity wall insulation
- Upgrade to double or triple glazing
- Fit energy-efficient LED lighting
- Replace an old boiler with a modern condensing model
- Install renewable technologies such as solar panels or heat pumps
- Draught-proof doors and windows
Not only will these steps improve your EPC rating, they can also reduce energy bills and make your property more attractive to buyers and tenants.
What is the UK EPC Register?
The EPC Register is the government’s official database for all valid EPCs in England and Wales. It allows buyers, tenants, landlords, and homeowners to view or verify certificates online. It is also where energy assessors upload certificates once completed.
What will I find on an EPC?
Your EPC will show:
- The current energy efficiency rating (A–G)
- The potential rating your property could reach with improvements
- Estimated energy costs over 3 years
- A list of recommended improvements, such as insulation or heating upgrades
- Information on your property’s construction, heating systems, and renewable technologies
How can I check if my property has a valid EPC?
Visit the UK EPC Register and enter your property address. If your EPC is listed and still within the 10-year validity, it is valid. If no record is found, or it has expired, you will need to book a new assessment.
Where can I find my EPC?
You can search for your EPC on the government’s free online database, the UK EPC Register: www.epcregister.com. You’ll just need your property address or EPC reference number.
Is an EPC required for all properties?
Most properties need an EPC when being sold, rented, or newly built. However, there are a few exemptions:
- Listed buildings where improvements would alter their character
- Temporary buildings (planned use of less than 2 years)
- Stand-alone buildings under 50 square metres
- Certain places of worship
How long is an EPC valid in England and Wales?
An EPC lasts for 10 years from the date it is issued. After that, it will expire and you’ll need to commission a new one if you plan to sell, rent, or market the property again.
What EPC rating do I need to buy, sell, or rent my property?
- To sell: You must provide a valid EPC, but there’s no minimum rating required.
- To rent: Your property must achieve an EPC rating of at least E under the Minimum Energy Efficiency Standards (MEES). If it falls below this, you will need to make improvements or apply for a valid exemption.
- To buy: A buyer doesn’t need to achieve a certain rating, but they will see the EPC during the process.
Do I need an EPC?
Yes. If you are selling or renting out a property in England or Wales, it is a legal requirement to have a valid EPC in place before marketing it. Buyers and tenants must be able to see the EPC so they understand the property’s energy performance. The only exceptions are some listed buildings, temporary structures, and places of worship.
What is an EPC?
An Energy Performance Certificate (EPC) is a document that rates the energy efficiency of a property on a scale from A (most efficient) to G (least efficient). It looks at things like insulation, heating systems, and windows to show how much energy your home or business uses. Alongside the rating, it also provides recommendations to improve efficiency, lower energy bills, and reduce carbon emissions.
